Last weekend I relocated from Bellevue Subdivision to Gran Europa and more precisely in Gardens of Portico II so I observed and I'll give you my personal opinion about this subdivision and about Gran Europa in its whole, hope this will help you if you still have questions about this neighbourhood.
Ambiance
This is probably the best part of Gran Europa, I really love what they did by keeping the trees (unlike most projects sadly), it's nice & green. Once in one of the subdivisions, it's very quiet and if you like to relax it's probably one of the best places you can find around Cagayan de Oro.
I was afraid to hear too much the planes at first but they tend to pass mostly above the main gate so it's noisy there but not below once you enter the living areas so no big deal. I'd add that someday - when they'll finally finish the new one :) - the airport will relocate.
Last but not least, the air is so fresh here and I barely use a fan any more, it's so pleasant. To give you an idea, it's almost as fresh as in Manolo Fortich... So good. :)
Also, they like roundabouts here, my husband told me it reminded him France. :)
Facilities
This depends on the subdivision you live in, they all have a clubhouse and all amenities are quite new and nice, hopefully it'll stay like this. For swimming you have to choose La Mirande, the other subdivisions have a basketball court in place of a swimming-pool.
Garbages are collected once a week, every fridays in Gardens of Portico & Lessandra.
Guards are very visible and round often by foot or by motorcycle, it's securing.
I know that a lot of you were waiting for this and it finally happened, there are now rentals available in Tuscania Subdivision. Enjoy this perfect italian lifestyle!

Forest View is maybe the less famous subdivision of Pueblo de Oro Township, it comes from its location I suppose. It's a little below the other ones, going down to Canitoan but is still totally flood-free in case you wonder and the subdivision has not been affected during Sendong & Pablo.
In my case, I reckon I like Forest View and I will weigh its pros & cons to help you find out if it's your case also, you may then consider it when choosing your future home or no.
Cons:
The only public transportations available are shuttles for now, they go to SM.
Many people consider it as "a little far" to use their words, while I don't agree, I reckon it's the most "off-centered" subdivision of the township. To ponder that, let me remind you that it's still only 5 minutes from SM by car.
Pros:
You can enjoy fresh nights, if you come from Bukidnon like me, it'll remind you your place. Days are quite hot like in the rest of Cagayan de Oro though.
The trees surrounding the place offer a quiet & pleasant environment to people looking for a natural & relaxing place.
Houses & townhomes are really affordable compared to other subdivisions.
As I wrote above, Forest View Homes is flood-free & offers 24h security with guards & canine patrols.
I have a good news also, for all December, trippings will be possible up to 9pm.
Let's see what units may suit you now, I selected my three favorite ones to make things easier cause we all know it, too much choice makes decision making difficult even if it gives the contrary impression. :)
