Why I like Bellevue Subdivision

Some of you may know that there are some disadvantages in living in Bellevue Subdivision - I'll list them below - but even with this, I still like to live there. It probably does not make sense and its the reason why I will explain more in this short article.



Let's start with the two main drawbacks

I don't want to say bad things about Moresco which is the power provider there but I have to admit that there are way more power outages there than in all the other places I lived in: Manolo Fortich, Cebu & other subdivisions in Cagayan de Oro.

For the water it's a little better but as there is no tank no deep well (unlike in most subdivisions), water curtailments can sometimes last long when there is problem on Water District network. We see that after typhoons(Sendong, Pablo) for example.

What I like in Bellevue Subdivision

The geographical situation is perfect, it's 3 minutes from SM and you can go downtown by a way that is generally less traffic than Masterson Avenue.
The transportation is also very practical, you can choose between taxis & motors that are almost always at the gate. Once in SM, you have jeepneys also. Multicabs to & from SM should be back soon normally. :)

What I recommend to owners there?

At your place I'd consider buying a tank, it's really helping when there are quite long periods without water.

For the power, I'm no fan of generators and I'd personally choose solar panels to save on my power bills and it'd also help during brownouts if it's sunny. Next to that prepare some candles and have battery powered lights & fans. :)

Bellevue Subdivision

Presentation of Bellevue Subdivision

Some people do not know Bellevue Subdivision and I often get questions about it so I think it's time to write about it to answer most of them here so that you too can learn a little (maybe a lot) more about this neighbourhood.

This middle-class subdivision is a project started in 2009 by Johndorf Ventures Corp, it's located behind SM, on the way to the landfill just after Golden Glow North.

Four model houses have been proposed in Bellevue Subdivision, there are 707 units all in all, they grew gradually from 2 to 4 bedrooms, all bungalow type (1 storey). There are very few houses that are not models, it gives a very uniform look to the subdivision actually.

The initial selling is almost finished and it remains only 2 units of the Ava Model (see below), aside from that you can find some privately-owned houses. Properties are getting value fast there and the second market is very active with a lot of houses for assume or for sale, contact me for details.

The power is managed by Moresco and the water by Water District directly or by Johndorf.

Regarding the location & transportations, Bellevue is among the best you can find, it's 3 minutes from SM & 10 minutes only from downtown & airport.
There are most of the time taxis & motors at the gate and multicabs are going to SM all day long.

The subdivision is very quiet, there used to be some street dogs but it has been taken care of by the home-owners association and it's now very peaceful.

La Mirande Crest in video!

I visited La Mirande & La Mirande Crest (Gran Europa) yesterday with a lot of my fellow Real Estate Practitioners and I can definitely say that it looks promising. The two subdivisions will be "joined" together so that the new owners will benefit from all the already existing amenities like the swimming pool.

Updates about the current Water Problems in CDO

A lot of areas in Cagayan have been experiencing water problems for about two weeks now and the Water District does not communicate much about it, hopefully I got some updates.

They are improving the new pipe between their network and Vista Verde's one, it's a replacement following Sendong and they have put a tube at that time to supply back water to the city. The problem is that this tube is too small and must now be changed, it's the reason why there are rotating water issues in the water supply. They will last up to June 30, so please be patient.

I know for Bellevue, the schedule is :
Monday, Wednesday, Friday (MWF): 10AM-4PM
Tuesday, Thursday (TTH): 4AM-1PM
Saturday & Sunday: Normal Supply

You schedule may be a little different, maybe inverted, but the logic must be similar, observe to be able to be prepared the next days.

Update June 16, 2012:
The stops of supply start on time but finish largely after what is supposedly planned, generally 3 to 4 hours late, they also happen on satuday... right now actually!

The "real" schedule would then be:
Monday, Wednesday, Friday (MWF): 10AM-8PM
Tuesday, Thursday & Saturday (TTHS): 4AM-5PM
Sunday: Normal Supply (not sure actually!)

Granvia Suite, new Condo Project in Upper Cagayan de Oro

I visited Granvia Suites, the new condominium project from Johndorf Ventures Corps in Upper Cagayan, just next to SM, behind Primavera Residences for those who know it.
