Why you'll like One Oasis

Chances are that you have already heard about One Oasis, the future high-end & horizontal condo project from Filinvest as everybody is talking about it... and I also mentioned it in my condo comparison.

I'll focus on it today and will explain you why you should consider it if you plan to settle or invest in real estate here in CDO.

The situation is excellent, very close to city-center and to all amenities: malls, schools, offices, hospitals...
It's a very vast project (2.7ha) way greener than most it counterparts here, there will be a lot of open spaces & garden everywhere, it's a real dream for nature-friendly people like me and maybe you. the whole area will be surrounded by fences or walls, making it a sanctuary of calm in the heart of our busy city.

As you'll see in the video and in the pictures below, One Oasis CDO will offer an incomparable lifestyle, you could believe you're in a resort actually. And yet it will be affordable.

For investors, you'll be happy to learn that Filinvest will offer property management, they can take care of your assets for you, making sure you get the best services even if you're far away and cannot check it often.

Let's start with a video featuring One Oasis in Davao, the two projects will actually be almost similar so this will surely give you a clear idea of what to expect from One Oasis Cagayan de Oro... It will meet your expectations for sure, see how nice it is!

Why I like Bellevue Subdivision

Some of you may know that there are some disadvantages in living in Bellevue Subdivision - I'll list them below - but even with this, I still like to live there. It probably does not make sense and its the reason why I will explain more in this short article.

Let's start with the two main drawbacks

I don't want to say bad things about Moresco which is the power provider there but I have to admit that there are way more power outages there than in all the other places I lived in: Manolo Fortich, Cebu & other subdivisions in Cagayan de Oro.

For the water it's a little better but as there is no tank no deep well (unlike in most subdivisions), water curtailments can sometimes last long when there is problem on Water District network. We see that after typhoons(Sendong, Pablo) for example.

What I like in Bellevue Subdivision

The geographical situation is perfect, it's 3 minutes from SM and you can go downtown by a way that is generally less traffic than Masterson Avenue.
The transportation is also very practical, you can choose between taxis & motors that are almost always at the gate. Once in SM, you have jeepneys also. Multicabs to & from SM should be back soon normally. :)

What I recommend to owners there?

At your place I'd consider buying a tank, it's really helping when there are quite long periods without water.

For the power, I'm no fan of generators and I'd personally choose solar panels to save on my power bills and it'd also help during brownouts if it's sunny. Next to that prepare some candles and have battery powered lights & fans. :)

Your turn...

What do you think about Bellevue Subdivision?

I often have listings there (assume, sale & rent) & there are also Ava Models reopenings sometimes, contact me if you're interested.

Bellevue Subdivision

Presentation of Bellevue Subdivision

Some people do not know Bellevue Subdivision and I often get questions about it so I think it's time to write about it to answer most of them here so that you too can learn a little (maybe a lot) more about this neighbourhood.

This middle-class subdivision is a project started in 2009 by Johndorf Ventures Corp, it's located behind SM, on the way to the landfill just after Golden Glow North.

Four model houses have been proposed in Bellevue Subdivision, there are 707 units all in all, they grew gradually from 2 to 4 bedrooms, all bungalow type (1 storey). There are very few houses that are not models, it gives a very uniform look to the subdivision actually.

The initial selling is almost finished and it remains only 2 units of the Ava Model (see below), aside from that you can find some privately-owned houses. Properties are getting value fast there and the second market is very active with a lot of houses for assume or for sale, contact me for details.

You can check my listings in Bellevue Subdivision if you like. :)

The power is managed by Moresco and the water by Water District directly or by Johndorf.

Regarding the location & transportations, Bellevue is among the best you can find, it's 3 minutes from SM & 10 minutes only from downtown & airport.
There are most of the time taxis & motors at the gate and multicabs are going to SM all day long.

The subdivision is very quiet, there used to be some street dogs but it has been taken care of by the home-owners association and it's now very peaceful.

My Objective Review of Gran Europa

Last weekend I relocated from Bellevue Subdivision to Gran Europa and more precisely in Gardens of Portico II so I observed and I'll give you my personal opinion about this subdivision and about Gran Europa in its whole, hope this will help you if you still have questions about this neighbourhood.

This is probably the best part of Gran Europa, I really love what they did by keeping the trees (unlike most projects sadly), it's nice & green. Once in one of the subdivisions, it's very quiet and if you like to relax it's probably one of the best places you can find around Cagayan de Oro.

Flowers & Trees along the road in Gran Europa

I was afraid to hear too much the planes at first but they tend to pass mostly above the main gate so it's noisy there but not below once you enter the living areas so no big deal. I'd add that someday - when they'll finally finish the new one :) - the airport will relocate.
Last but not least, the air is so fresh here and I barely use a fan any more, it's so pleasant. To give you an idea, it's almost as fresh as in Manolo Fortich... So good. :)

Also, they like roundabouts here, my husband told me it reminded him France. :)

This depends on the subdivision you live in, they all have a clubhouse and all amenities are quite new and nice, hopefully it'll stay like this. For swimming you have to choose La Mirande, the other subdivisions have a basketball court in place of a swimming-pool.

Swimming Pool in La Mirande

Garbages are collected once a week, every fridays in Gardens of Portico & Lessandra.

Guards are very visible and round often by foot or by motorcycle, it's securing.
